As a young studio, we'd rather earn ours than fake it — so we're partnering with one homeowner to create a Japandi flagship we're proud to put our name on. You get a home designed and built with total care and attention; we get a story worth telling. An honest exchange, agreed in writing before we begin.

Tell us about your 4-room BTO and your style. We're looking for one homeowner who loves the warm, calm Japandi look and is happy to have the journey filmed.
We select & agree terms
We choose one collaborator and put everything in a clear written agreement — scope, the preferential partnership rate, and how we'll photograph and film the process. No surprises, on either side.
We design your Japandi home
Our team designs a full Japandi interior tailored to how you live — you see it, shape it, and approve it before anything is built.
Source together in Foshan
You're invited to join us on a sourcing trip to Foshan to choose furnishings and finishes with our team — and we handle the quality checks, shipping and defects, start to finish.
We build it in-house
Our own trade teams build your home under one project lead — the same care and accountability every Loom & Grain client gets.
We tell the story together
The finished home becomes our flagship case study and video series — and you get a home, and a journey, documented beautifully to keep.

Is this free?
It's a partnership at a preferential rate, not a giveaway — you're contributing your home and your story, and we're contributing our design, build and a reduced rate. The exact terms are agreed clearly in writing before we start, so both sides know exactly what's included.
Do I have to accept whatever design you give me?
It'll be a genuinely Japandi direction — that's the point of the flagship — but it's designed around how you live, and you'll see and approve it before we build. We're looking for someone excited by the style, not someone we have to convince.
What's the catch with the Foshan trip?
No catch. You're invited to join us at source to choose furnishings, and we manage the quality checks, shipping and any defects for you. It's part of how we work — you get the access, we carry the risk.
How many homes are you selecting?
One. This is a single flagship partnership, so we can give it our full attention.
