"How much will my renovation cost?" is the first question every homeowner asks — and the one the industry answers least honestly. Here are realistic market ranges for 2026, what actually moves the number, and how to budget so the final bill matches the first conversation.

Why is resale so much more than BTO? Because a resale flat usually needs its past undone before your future can be built: hacking, re-tiling, re-wiring, re-plumbing. A BTO starts from a blank — a resale starts from someone else's decisions.

The five things that move your number most

  1. Wet works and hacking. Changing bathrooms and kitchens — anything involving tiles, waterproofing or drainage — is the most expensive category per square metre. Keeping wet areas where they are is the single biggest saving available.
  2. Carpentry length. Built-ins are priced by the foot-run. A storage-heavy home can put carpentry at a third or more of the entire budget. This is also where material and workmanship quality vary most between firms.
  3. Electrical rework. In resale flats especially, rewiring and adding points adds up quickly — and is often under-scoped in low quotes, surfacing later as "variations".
  4. Material tier. The same wardrobe design can differ by thousands depending on board, hardware and finish. Ask exactly what's specified — "premium laminate" is a marketing word, not a specification.
  5. Where your materials come from. Most quotes price materials through layers of local distribution. Firms that source direct from manufacturers can deliver better material at the same line-item price — ask any firm you're comparing where their carpentry and surfaces actually come from.
